The farm is located approximately 2.3 miles southwest of Edina, MO or 5.2 miles east of Hurdland, MO. It is further described as being located in Section 26, T62N-R12W, Lyon Township, Knox County, Missouri. Tract 1 is located on the south side of MO-Hwy 6 and Tract 2 is located just off of MO-Hwy 6 on Kettle Corn Place Road.
From Edina, MO, take MO-Hwy 6 south and west approximately 2.3 miles. From Hurdland, MO, take MO-Hwy 6 east 5.2 miles.
The tracts represent productive tillable cropland, exceptional northeast Missouri whitetail deer & wild turkey hunting, and prime rural or commercial building sites.

The Schrage farm will be sold on a price per acre based on surveyed acres. Both tracts will be offered through the marketing method of "Buyer's Choice", whereas the high bidder can elect either of the tracts for their high bid. If the high bidder does not elect both offered tracts, then the remaining tract will continue to be offered "Buyer's Choice" until all tracts have been elected. The tracts will NOT be offered in their entirety at the conclusion of the auction.
Immediately following the auction, the successful buyer will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment, payable to Knox County Abstract, which will be held in escrow until closing. The balance of the purchase price will be due at closing which will take place on or before Thursday, May 23, 2024.
The seller will provide title insurance in the full amount of the purchase price. The 2024 real estate taxes will be prorated to the date of closing. Open tenancy for 2024 crop year and beyond. Possession at closing. The buyer will be offered early possession with full farming rights upon receiving the 10% non-refundable down payment and providing proof of insurance.
Bidding is NOT subject to any contingencies, including but not limited to financing, an appraisal or inspection of the property.
