Consists of 85 +/- acres in Township 55N, Range 6W, Section 25 of Ralls County and is located just east of Center, Missouri (joins the Center City Limits but it is not in...more the City Limits). There is 3/4 mile of frontage on the north side of Highway 19 and across Highway 19 from the Mark Twain Junior/Senior High School. The tract is all tillable and currently being row cropped. The Ralls County FSA Office calls for 84.46 acres tillable. This tract has two exiting accesses off Highway 19, there are some City and Public utilities available on this tract. Consists of 142+/- acres that is accessed off Homestead Road which runs along the entire east side of the tract. This tract is primarily open and either in CRP or being f...morearmed with the balance in wooded fence rows and draws. The new buyer(s) of Tracts 2 and 3 will get all the 2023 farm income based on the tract(s) they purchase, either in crop land cash rent or CRP payment. Tract 2 has a farm tenant in place for the 2023 crop year on a one-year basis, the rent is based on $200.00 x 51.19 acres for a total annual cash rent of $10,238.00.
