Tract 1 is 111.28 acres with 87.16 tillable
Tract 2 is 12.33 acres with 10.96 tillable
Tract 3 is 69.09 acres with 59.86 tillable
Tract 4 is 38.75 acres with 26.58 tillable

Method of Auction: Tract 1, Tract 3, and Tract 4 will be offered first and sold using the “Buyers Choice and Privilege” method. The successful bidder will have the option to take any individual tract, a combination of tracts or the whole offering. Any remaining tracts will be offered or bid on until all are selected. Tract 2, Richards’ house tract, will be sold last and will sell by the whole dollar amount. Property sells with the confirmation of the bid price by the seller.
