TERMS & CONDITIONS:
The successful on-site bidder shall pay 10% of the total purchase price on the day of the sale and sign a Real Estate Contract that states the entire remaining balance shall be payable at closing when an abstract showing merchantable title and a Warranty Deed will be given. Closing is estimated to be November 1, 2022. The buyer is taking possession of this farm subject to the existing lease, which has been terminated prior to September 1, 2022. The sellers retain the entire 2022 lease income, and the buyer(s) shall receive complete possession March 1, 2023. The seller will pay that installment of real estate taxes normally delinquent October 1, 2023, if unpaid, and all prior taxes if any. The successful online bidder(s) shall wire the 10% earnest money deposit within 24 hrs. of the date of this auction and e-sign the Real Estate Contract upon the receipt through buyer's email.
