The Redtop Enterprises, LLC real estate will be sold on a price per acre basis, based on surveyed acres. The tracts will be offered through the marketing method of "Buyer's Choice", whereas the high bidder can elect any of the tract(s) for their high bid. If the high bidder does not elect all offered tracts, then the remaining tract(s) will continue to be offered "Buyer's Choice" until all tracts have been elected. The tracts will NOT be offered in their entirety at the conclusion of the auction.
Immediately following the auction, the successful buyer will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be due at closing which will take place on or before Tuesday, July 2, 2024.
The seller will provide title insurance in the full amount of the purchase price and will pay all the 2023 real estate taxes, due and payable in 2024, through a credit at closing. Buyer will be responsible for 2024 taxes and beyond. Possession will be at closing, subject to the 2024 farm lease, of which the new buyer will receive income for the 2024 crop year (contact the auction manager for details regarding the 2024 farm lease). Open crop tenancy for 2025 and beyond.
Bidding is NOT subject to any contingencies, including but not limited to financing, an appraisal, or inspection of the property.
